Landed Property Additions & Alterations Singapore
Understand what can change before deciding what to keep.
Landed A&A retains an existing house while altering or extending it within the applicable planning and structural requirements. Feasibility depends on the property type, approved building, site constraints and proposed changes.
Plan your project ↗What the scope can include
Agree the included works, quantities and exclusions before comparing quotations. The following items form a starting point for a site-specific scope.
- Site survey and existing-building condition review
- Terrace, semi-detached and bungalow layout coordination
- Foundation, beam and proposed opening assessment by a PE
- Envelope, setback and services coordination with the QP
- Construction scope, phasing and neighbour protection planning
Budget planning in Singapore dollars
These are illustrative early budgeting allowances, not verified market averages or a Mint X quotation. Site inspection and a defined specification are needed for pricing. GST, professional fees, authority charges, specialist equipment and abnormal conditions are excluded unless expressly included.
| Scope | Allowance / pricing basis |
|---|---|
| Initial survey and feasibility allowance | S$3,000–15,000+ |
| Alteration works versus a full rebuild | Compare measured scopes on the same exclusions |
Approvals and responsibilities
URA’s applicable landed housing and envelope controls guide feasibility. Do not apply strata-landed or conservation rules interchangeably to a conventional landed house.
| Responsible party | Review item |
|---|---|
| URA | Planning or change-of-use review where applicable |
| BCA / QP / PE | Structural design, approval and permit review where applicable |
| SCDF | Fire safety review for affected systems and layouts |
Project stages and timing
A limited alteration may be measured in weeks; substantial extensions can run for months after approvals. Use an inspected scope rather than a generic completion promise.
- Collect title information, survey and approved drawings.
- Review retained structure and proposed floor-area changes.
- Resolve applicable planning, structural and fire requirements.
- Agree temporary accommodation, protection and construction sequence.
Frequently asked questions
Are attic heights and setbacks the same for every landed house?
No. Housing type, location and applicable controls matter. Ask the appointed QP to check the property against the relevant URA guidelines.
How do I choose between A&A and rebuilding?
Compare structural condition, usable space, approval feasibility, construction disruption and the total cost of each defined option.
