Landed Teardown & Rebuild Planning Singapore
Plan the complete route from existing house to handover.
A landed rebuild replaces the existing house with a new building. It requires an integrated brief, site investigations, professional design, relevant approvals and an appropriately licensed builder for the appointed works.
Plan your project ↗What the scope can include
Agree the included works, quantities and exclusions before comparing quotations. The following items form a starting point for a site-specific scope.
- Design brief, survey and soil investigation coordination
- Demolition, foundation and structural package planning
- Envelope, M&E and interior scope integration
- Construction sequencing and cost-plan review
- Testing, completion documentation and TOP/CSC coordination as applicable
Budget planning in Singapore dollars
These are illustrative early budgeting allowances, not verified market averages or a Mint X quotation. Site inspection and a defined specification are needed for pricing. GST, professional fees, authority charges, specialist equipment and abnormal conditions are excluded unless expressly included.
| Scope | Allowance / pricing basis |
|---|---|
| Illustrative construction-only allowance | S$350–650+ / sq ft of GFA |
| Consultants, demolition, abnormal ground works, fees and taxes | Confirm separately in the cost plan |
Approvals and responsibilities
Check the appointed builder’s licence under BCA’s Builders Licensing Scheme. Planning, structural and completion requirements must be coordinated by the appointed professional team.
| Responsible party | Review item |
|---|---|
| URA | Planning or change-of-use review where applicable |
| BCA / QP / PE | Structural design, approval and permit review where applicable |
| SCDF | Fire safety review for affected systems and layouts |
Project stages and timing
Use a project-specific programme covering design and approvals before construction. A full rebuild is a multi-stage project and should not be priced or scheduled from floor area alone.
- Survey the site, investigate ground conditions and agree the brief.
- Develop design, cost plan and applicable authority submissions.
- Sequence demolition, foundations, frame, enclosure and services.
- Complete inspections, documentation and occupation-clearance steps.
Frequently asked questions
Does the square-foot allowance cover the entire project?
No. This is an illustrative early planning allowance, not a Mint X quotation. Define GFA, specifications, demolition, ground works, consultants, fees, external works and taxes separately.
Is BCA contractor registration the same as a builder licence?
No. Registration workheads and builder licensing are distinct. Verify the appointed builder’s current licence and suitability for the proposed works before appointment.
