Commercial Additions & Alterations Works Singapore
Resolve the structure and approvals before construction.
Commercial A&A changes an existing building rather than simply refreshing finishes. Changes to floor openings, load paths, mezzanines or layouts may need coordinated architectural, structural and fire safety review before work begins.
Plan your project ↗What the scope can include
Agree the included works, quantities and exclusions before comparing quotations. The following items form a starting point for a site-specific scope.
- Existing drawing and site-condition review
- Scope definition for structural and non-structural works
- PE design and QP submission coordination where required
- Trade sequencing, temporary works and occupied-site planning
- Inspection, testing and as-built documentation
Budget planning in Singapore dollars
These are illustrative early budgeting allowances, not verified market averages or a Mint X quotation. Site inspection and a defined specification are needed for pricing. GST, professional fees, authority charges, specialist equipment and abnormal conditions are excluded unless expressly included.
| Scope | Allowance / pricing basis |
|---|---|
| Initial feasibility and coordination allowance | S$3,000–12,000+ |
| Structural construction works | Element-by-element quotation after design |
Approvals and responsibilities
Coordinate URA planning requirements, BCA structural approvals and SCDF fire safety changes as applicable. A&A classification is assessed against authority criteria, not chosen as a marketing label.
| Responsible party | Review item |
|---|---|
| URA | Planning or change-of-use review where applicable |
| BCA / QP / PE | Structural design, approval and permit review where applicable |
| SCDF | Fire safety review for affected systems and layouts |
Project stages and timing
Allow a separate feasibility and approval stage before committing to a site programme. Structural design, agency comments and temporary works can materially change duration.
- Establish existing use, approved drawings and site constraints.
- Appoint relevant QPs and review structural and planning feasibility.
- Complete the applicable approval and permit stages.
- Construct to approved details and close out inspections.
Frequently asked questions
Can a mezzanine be treated as normal interior renovation?
Do not assume so. Added floor area, loading, escape and planning implications require review by the appropriate professionals.
Must every A&A job use CORENET X?
The submission route depends on the project and current rollout criteria. The appointed QP should confirm the applicable route, including treatment of ongoing projects.
